TurnKey Program: Unlocking Homeownership

Western State Bank is committed to making homeownership more affordable through TurnKey, offered in partnership with FHLBank Topeka. TurnKey provides qualifying borrowers with funds to help with down payments and closing costs. The funds may apply to both conventional loans and in-house home loans. The best part? This is a grant, not a loan—so the money doesn’t have to be paid back!

Key Details & Qualifications

Individuals may qualify for a specific TurnKey program based on several factors including USDA Area Median Income (AMI) Limits.* Each of the three programs has its own requirements. Please note all loans are subject to approval, and additional grant requirements may apply.

HSP Program
  • Receive up to $15,000 per household
  • Exclusively for first-time homebuyers
  • Household income must be at or below 80% of USDA Area Median Income* (AMI). 
HOPE Program
  • Receive up to $5,000 per household
  • Household income may be up to 115% of USDA Area Median Income* (AMI). 
HSP+ Program
  • Receive up to $25,000 per household
  • Exclusively for first-time homebuyers purchasing in specific counties (including Kearney County, Kansas)
  • Household income of or below 80% of USDA Area Median Income* (AMI).

Additional Qualifications

To be eligible for the TurnKey program, you must

  • Meet all requirements of the HSP, HOPE, or HSP+ programs.
  • Use the funds toward purchasing a primary residence.
  • Obtain a home loan through Western State Bank (In-house home loan options are available for those who do not qualify for a conventional home loan.)
  •  Additional grant requirements may apply, and all WSB loans are subject to approval.

How to Apply for the TurnKey Program

To apply for a TurnKey program, simply submit an application for a home loan through Western State Bank. Review our mortgage loan options to get a better idea of prequalification requirements.
